RERA & Regulatory Disclaimer

1. Platform status

Sidra is developed and operated by Redwood Heritage Private Office LLC. We are a technology company, not a licensed real estate brokerage, property management company, or legal or financial advisory firm.

We are not registered with RERA (Real Estate Regulatory Agency, Dubai), the Abu Dhabi Department of Municipalities and Transport (DMT), the Ras Al Khaimah Real Estate Authority, or any other UAE real estate regulatory body as a property broker or manager. Use of this platform does not create an agency relationship between you and Redwood Heritage Private Office LLC.

2. DLD Smart Rental Index calculations

The DLD Smart Rental Index calculator within Sidra applies RERA Decree No. 43 of 2013 and the updated 2026 Smart Rental Index bands to calculate the maximum permissible rent increase for residential properties in Dubai. These calculations are:

  • Informational only. They do not constitute legal advice and should not be acted upon without independent verification.
  • Based on the market rate figure you provide. Sidra does not independently verify market rates. If you enter an inaccurate market rate, the resulting calculation will be inaccurate.
  • Limited to the Dubai RERA framework. Different rules apply in Abu Dhabi (Tawtheeq / DMT), Ras Al Khaimah, Sharjah, Ajman, Umm Al Quwain, and Fujairah. The calculator is not currently validated for non-Dubai properties.

For authoritative rent index data, consult the official RERA Smart Rental Index portal or the Dubai Land Department.

3. AI Manager outputs

Sidra AI structures questions based on your portfolio data, RERA regulations, and publicly available market data, and prepares responses for RM review. AI-generated outputs:

  • May not reflect the most recent regulatory changes.
  • Are not a substitute for advice from a RERA-registered agent, licensed legal practitioner, or qualified financial advisor.
  • Should be verified against authoritative sources before reliance.

Redwood Heritage Private Office LLC accepts no liability for decisions made on the basis of AI-generated outputs.

4. Ejari and government fees

Sidra provides tools to track Ejari registration status and log government fee payments. We do not file Ejari registrations on your behalf. Ejari registration must be completed through a RERA-registered typist or agent, or directly via the official Ejari online portal.

Fee amounts displayed in the platform (e.g. DLD transfer fees, Ejari registration fees) are indicative and may differ from amounts charged at the time of transaction. Always verify fees directly with the relevant authority before payment.

5. No warranty

The regulatory information, index calculations, and compliance tools within Sidra are provided "as is" without warranty of any kind, express or implied. Redwood Heritage Private Office LLC makes no representation that the platform complies with the regulatory requirements of any specific emirate other than Dubai, or that information will be kept current with regulatory changes.

6. Regulatory resources
